55 and Over Communities in Birmingham, Alabama: A Local Guide to Hoover, Vestavia Hills, and the Suburbs
By Dianna Howell, REALTOR® | KW Hoover | Hoover, Alabama
The short answer: most 55 and over communities in the Birmingham, Alabama area are in Hoover. Abingdon by the River, Abingdon at Lake Wilborn, and The Cottages of Danberry are listed as age restricted, while The Cottages at the Preserve, Cornerstone at Oxmoor Valley, and English Turn at Greystone Farms are listed as age targeted. Rules, availability, and pricing change, so confirm current details with each community before you tour.
Are you about to make an expensive mistake by buying into a 55 and over community in Birmingham, Alabama? Or will you regret buying a regular house the moment you realize how much work it really is? Here's the thing: both can be the right answer, and the difference comes down to who you are and how you want your days to look.

I also made a video that covers this same decision. You can watch it here:
What is a 55 and over community?
A 55 and over community, also called an active adult community or a 55 plus community, is a neighborhood designed for people in the second half of life. Under the federal Housing for Older Persons Act, a community that qualifies as 55 and over housing must generally have at least 80 percent of its occupied homes include at least one resident who is 55 or older, and it must follow age verification procedures. Each community then adds its own covenants on top of that law.
You will hear two terms in the Birmingham market, and the difference matters. Age restricted means the age rules are written into the community's governing documents
and enforced. Age targeted means the neighborhood is designed and marketed for older buyers, with smaller homes and low maintenance living, but it may not enforce an age requirement the same way. Before you fall in love with a floor plan, ask which one you are looking at.
Which 55 and over communities are in the Birmingham, Alabama area?
The largest concentration of 55 plus neighborhoods in the Birmingham metro is in Hoover, one of the most sought after suburbs in the area. Abingdon by the River and Abingdon at Lake Wilborn are established Hoover communities listed as age restricted, and both are known for one level living. The Cottages of Danberry in the Hoover area is another age restricted option, and Danberry at Inverness is also identified as an adult community.
The Cottages at the Preserve in Hoover is a small community of newer homes that is listed as age targeted. Cornerstone at Oxmoor Valley offers attached, low maintenance homes for buyers who want something simple to lock and leave. Primrose at Everlee in Hoover is one of the newer 55 plus communities, with a resort style pool, pickleball courts, game rooms, walking trails, and an activities concierge. Near Greystone, English Turn at Greystone Farms is a gated, age targeted community.
If you would rather rent before you buy, The Filmont in Vestavia Hills and Overture Tributary on Highway 280 are 55 plus apartment communities, and Arise at Knox Square in Hoover is a 55 plus exclusive rental community. Listings, rules, and prices change often, so treat this as your starting point and verify the current details before you tour.
Are there 55 and over communities in Pelham, Alabaster, Helena, or Chelsea?
I will be straightforward with you. I am not aware of a dedicated 55 and over community in Pelham, Alabaster, Helena, or Chelsea today. If your heart is set on Shelby County, Hoover sits close to all four towns, so many buyers keep the lifestyle they want and simply choose a different spot on the map. If you want a traditional neighborhood in one of those towns, that is a very different search, and I am glad tohelp with either one.
Is a 55 plus community better for your social life?
This is the question I hear most from out of state buyers: is Birmingham a good place to retire if I do not know anyone here? The honest answer depends on where you land. In a traditional neighborhood in Hoover or Vestavia Hills, you will live among young families, working professionals, and other retirees. That mix is a gift, but your neighbors are busy with carpool lines and commutes, so building a close circle takes real initiative on your part.
In a 55 and over community, you step into a ready made social network where everyone is in the same season of life. Many of these communities run full calendars of pickleball, card clubs, and neighborhood get togethers. If nobody in Birmingham knows your name yet, that built in community can be the difference between a lonely first year and a great one.
What does an HOA fee cover in a 55 plus community? Buyers often panic when they see a monthly HOA fee, and they forget what is bundled into it. In many 55 plus communities, the fee covers lawn care and exterior upkeep, and it can include amenities like a pool or clubhouse. What is included varies from one community to the next, so ask for the exact list in writing. If you want to leave for a month to visit your grandchildren, you lock the door and go.
A traditional home outside an HOA gives you complete control over your yard, which also means complete responsibility for it. The growing season in Alabama runs for most of the year, and summer humidity is real. You will either spend your Saturday mornings mowing and pulling weeds, or you will pay a lawn company to do it. Either way, you are paying. The real question is whether you want to pay with your money or with your time.
Can grandchildren stay in a 55 and over community? This is the part that catches people off guard. Most 55 and over communities limit how long younger family members and guests can stay each year, and many restrict who can live in the home full time. The rules vary, so read the covenants and ask for the guest policy in writing. If your plan includes grandchildren staying all summer, or an
adult child moving back home for a season, have that conversation before you sign anything, not after.
A traditional home outside an HOA does not ask those questions. You decide who stays and for how long, and whether the boat or the camper can sit in your driveway. For some people, that freedom is worth everything.
How does resale work in an age restricted community?
When you eventually sell, your buyer pool in an age restricted community is limited to buyers who qualify. Demand for active adult living is real, because more Americans reach 55 every month, but a traditional home appeals to everyone: first time buyers, relocating families, investors, and retirees. A wider pool can matter when it is time to sell. That is not a reason to avoid a 55 plus community. It is a reason to buy one with your eyes open.
Should you choose a 55 and over community or a traditional home?
Choose a 55 and over community in the Birmingham area if you want an instant social circle, if you are finished with lawn work, and if planned activities and resort style amenities sound like your kind of week. Choose a traditional home outside an HOA if privacy matters more to you than a full social calendar, if you want your family to stay as long as they like, and if you would rather manage your property on your own terms. There is no wrong answer. There is only what fits the life you are building next.
Questions I hear most about 55 plus living in Birmingham Is Birmingham, Alabama a good place to retire?
For many retirees, yes. The Birmingham metro offers suburbs like Hoover, Vestavia Hills, Homewood, and Pelham, a mix of traditional neighborhoods and active adult communities, and a wide range of housing styles. The right fit depends on whether you want a built in social circle or more privacy and space.
What age do you have to be to live in a 55 and over community?
Generally, at least one resident must be 55 or older. Many communities allow a younger spouse, but each community sets its own rules, including limits on residents under a certain age, so confirm the policy in writing.
Where are most 55 and over communities in the Birmingham area?
Most are in Hoover, including Abingdon by the River, Abingdon at Lake Wilborn, The Cottages of Danberry, The Cottages at the Preserve, Cornerstone at Oxmoor Valley, and Primrose at Everlee. English Turn at Greystone Farms is near Greystone, and 55 plus apartments are available in Vestavia Hills and along Highway 280.
Can my grandchildren live with me in a 55 and over community?
Usually not full time. Most communities limit how long younger guests can stay each year and restrict permanent residents under a certain age. Ask for the guest policy in writing before you buy.
Do HOA fees in a 55 plus community include lawn care?
In many communities they do, along with other exterior upkeep or amenities, but it varies. Ask for the complete list of what the fee covers and what it does not.
Is there a 55 and over community in Pelham, Alabaster, Helena, or Chelsea? I am not aware of a dedicated one in those towns today. Hoover is close to all four, and many buyers who want age qualified living choose a Hoover community.
